  I can’t say enough good things about our stay at Pikes Peak RV Park. The biggest highlight is the location. You’re within an easy walk of all the shops, restaurants, and charm of downtown Manitou Springs, and just minutes from Garden of the Gods, making it the perfect home base for exploring the area. The owners and staff are some of the kindest people we’ve met on our travels. They genuinely care about their guests and are always happy to share recommendations for local restaurants, hikes, and hidden gems that made our stay even better. There’s a wonderful dog park along the creek. Also, a dog run area. One unexpected bonus was the fitness center next door, with access to a weight room and pools. (Small fee) We also loved the Manitou Springs Trail that runs right behind the park. It quickly became part of our daily routine, and we even spotted deer from our campsite several times. The sites are definitely on the tighter side, but that’s common in a historic mountain town where space is limited. For us, the unbeatable location, friendly atmosphere, and exceptional hospitality more than made up for it. We’d happily stay here again and highly recommend it to anyone looking for the perfect base to experience everything Manitou Springs and the surrounding area have to offer.

  We only stayed one night because we were headed up to the RMNP but we wished we could have stayed longer! We had a creek side spot & that made our visit feel so magical. Our kids loved playing in the water & everyone enjoyed sitting next to it relaxing. The front desk staff were so helpful and friendly! The bathhouses were exceptionally clean & well maintained. We’d definitely stay here again!

  Excellent Location, Friendly Staff, and One of the Best RV Park Experiences We’ve Had We stayed at Pikes Peak RV Park while visiting Manitou Springs in our Mini-T HR campervan, and it honestly couldn’t have worked out better. The location alone makes this park a standout. It’s an easy walk to downtown Manitou Springs with its shops, restaurants, and local character, and it’s also within walking distance to the Manitou Incline and the base trails leading toward Pikes Peak. Not having to deal with driving or parking every time we wanted to explore was a huge bonus. The staff deserves special mention. Everyone we interacted with was friendly, welcoming, and genuinely helpful. They offered great local insight and were very accommodating when it came to placing our campervan. We were set up along the river, which turned out to be the best spot in the park for us. The sound of the water, the relaxed feel, and the natural setting made it feel peaceful without being removed from everything going on nearby. The park itself is well maintained. Restrooms and showers were clean and consistently taken care of, which matters a lot after long hiking days. The overall atmosphere felt relaxed, organized, and comfortable—exactly what you want after tackling something like the Incline or a long day on the trails. Between the walkability, the river setting, the helpful staff, and the clean facilities, Pikes Peak RV Park checked all the boxes for us. If you’re coming to Manitou Springs to hike, explore, or just enjoy the area without constantly moving your rig, this is an easy 5-star stay and a place we would absolutely return to.

  The sites are close together, but that’s because it’s an old park. The workers were SUPER friendly and let me change sites when I was uncomfortable with my dog being next to a large dog. One of them helped me back my trailer. They gave me a fantastic site with a covered table and two spots. If you stay here, ask for site #33!! One side of sites backs up to a nice creek and offers a great sitting spot. The bathrooms are so clean!!! The park is close to downtown Manitou Springs and only 5 min from Garden of the Gods. The price is a bit high compared to some parks but that’s because of the location.
